Modern Housing and Community Growth in East St. Louis with the Broadview Senior Facility

East St. Louis, IL – Efficacy Development, a pioneering force in community transformation, has proudly begun taking applications  for the New Broadview Senior Facility, the first major development in East St. Louis since the Casino Queen decades ago. This ambitious project marks a significant milestone in revitalizing the area and restoring its historic vibrancy.

The Broadview housing development includes 110 state-of-the-art residential units designed to provide modern, comfortable, and accessible housing options for local residents. Beyond housing, the development features community-focused amenities, including spaces for beauty and barbershops, exercise facilities, conference rooms, and business offices. These additions aim to create a vibrant hub that not only meets essential needs but also fosters economic and social growth. Of the 110-unit-Senior Mixed use living facility, 97 one-bedroom, 13 two bedroom units serving households between 30% and 50% of AMI.  The project includes 10% of units set aside for veteran occupancy. A 20,000 square feet of community-commercial space.  The Transit Oriented District (TOD) Senior Service Center has a Senior Technology Center, a mega-kitchen that will host nutritional and healthy eating classes, a banquet multi-purpose Center and a minority business incubator with 10 business offices, 20 business tabling spaces and state of the art conference room.

“Our vision from the beginning was to help transform this area that has such a rich history and make East St. Louis a place residents are proud to call home,” said Yaphett El-Amin, developer and President of Efficacy Development. “The Broadview Senior Facility is more than just a housing initiative; it’s a step toward revitalizing a community with immense potential.”

Broadview is designed to honor East St. Louis’s legacy while building a promising future as will be witnessed on the walls of the common area which will be graced with murals of famous natives of East St. Louis. This transformative project brings hope and opportunity to an area poised for growth and redefines what community-focused development can achieve.

The development is already garnering attention for its commitment to addressing the housing needs of East St. Louis while simultaneously creating spaces that encourage entrepreneurship, health, and connectivity among residents.  The project was aided with the support of Redstone Equity Partners, Sugar Creek Capital, Illinois Housing Development Authority, Departent of Commerce and Economic Opportunity, U.S. Senator Tammy Duckworth, former State Representative  Latoya Greenwood and the City of East St. Louis,

Efficacy Development invites local leaders, stakeholders, and community members to join them in celebrating this transformative milestone. Together, Broadview represents the first step in a broader vision for the ongoing revitalization of East St. Louis.
