Discover how the Gateway South project, in partnership with Millstone Company, is repurposing historic manufacturing buildings along the Mississippi River into a thriving hub for advanced manufacturing.

Credit of Good Development

ST. LOUIS (KMOX) -From the Arch grounds south along the Mississippi River, historic manufacturing buildings will soon be a center for advanced manufacturing.

Clayton-based Real Estate investment firm Millstone Company is the newest partner in the Gateway South project by Good Developments Group.

President Bob Millstone tells KMOX he signed onto the project because he sees great potential of economic growth for the region.

It starts with “great bones” in the northern 10 acres immediately south of the Gateway Arch.

“(The project) is anchored by what is called the Crunden Martin Building, which is seven buildings really operating as one, with an old rail spur going down the center,” said Millstone. “That will be the innovation core for the Gateway South Construction Innovation Center.”

The project will benefit from historic tax credits and Brownfield tax credits.

Millstone says they’re already approaching potential tenants. The first Phase is expected to be complete in 2026.
